Try using PV drivers (like GPLPV, if you use Windows guests).
There are two network devices presented to HVM guests as seen from
dom0: a vif, and a tap. The tap one is used by default (seen by the
guest as Realtek NIC). The vif one is the same kind used by PV guests,
and can also be used in HVM guests with PV drivers. Probably xentop
only monitors the vif one.

Same thing should apply to disk as well.
