if there is no possibility to get it from Xen directly, why not write a small script that starts at the end of the boot process inside the domu and sends the actual ip address via scp or ftp to the local dom0?
One thing you could try would be looking into the arp cache since Xen's bridge will be able to map the MAC address to the IP address.
